What drawings are needed for BIM modeling?

Start with the current drawing set, specifications, your trade scope, and the project's BIM requirements. A clear package helps a modeling partner define what to build, what remains unresolved, and what your team will review.

Before modeling begins

A subcontractor's project-input checklist.

01

Current project documents

Provide plans, sections, details, specifications, schedules, addenda, and relevant RFI responses. Identify the revision and issue date of the working set. Flag drawings that are preliminary or superseded.

02

Trade boundaries and interfaces

Describe included systems, areas, levels, equipment, and exclusions. Share available architectural, structural, and other trade reference models, with their versions and coordinate requirements. Record missing information as an open question.

03

Model and delivery requirements

Agree the required Revit version, model detail, naming rules, coordinates, file formats, and outputs. State whether the assignment includes modeling only, coordination reviews, reports, drawing support, or ongoing revisions. Do not assume all are included.

04

Reviews and milestones

Identify the contractor reviewer, coordination participants, required handoff dates, and response expectations. Agree who resolves design questions and approves technical changes before a model is treated as ready for the next stage.

Scope and price

What affects a BIM modeling quote?

Modeling effort depends on trade complexity, project size, document completeness, required detail, coordination workload, revision expectations, and the delivery schedule. A quote should identify its assumptions, included reviews, outputs, and how additional changes are handled. ModelMason agrees pricing and a schedule after reviewing the actual package; a generic square-foot rate does not define the complete scope.

Missing drawings do not justify inventing design information. Agree which areas can proceed and which need clarification. Modeling and clash review do not replace engineering approval, field measurement, or installation verification.

For the coordination handoff, read what a BIM coordination report should include. See the 416-unit coordination case study for ModelMason's reported project experience.
